Our largest apartment building, Premium Downtown, boasts clean lines, a bright design and is located in the center of Karlsruhe, in close proximity to our main building at Karlstor. The apartments are divided into three categories, ranging in size from 31 to 50 square meters, and are ideal for both short trips and long-term stays. The Superior category was completely renovated at the end of 2024 and impresses with its light-filled panoramic windows in the bedroom and living area, as well as in the impressive bathrooms with rain showers. From spring/summer 2026, we will offer our Superior guests exquisite access to our beautiful, sunny roof terrace.

All apartments feature a fully equipped kitchen, a living and sleeping area, a dining area, and a spacious bathroom. Parking spaces in the underground garage are available upon availability and reservation. Guests of this house can book workspaces in the open-plan office, subject to availability.

The famous Kaiserstrasse – Karlsruhe’s main shopping street with its numerous restaurants, cafés, and shops – is just a few minutes’ walk away. Enjoy the immediate proximity of the impressive Baroque Palace with its adjacent botanical garden, as well as the Natural History Museum and the Baden State Theater. Decide for yourself whether you want to prepare a quiet dinner in your apartment or take part in Karlsruhe’s vibrant life in just a few steps. Take tram line 2 or 3 to Karlstor/Bundesgerichtshof (4 stops, approx. 5 minutes). The apartment building is on the right side, directly opposite the tram stop.

By car:
From Frankfurt: Take the A5 exit towards Karlsruhe-Mitte/Karlsruhe-Wolfartsweier/Rheinhafen.
Drive on the Südtangente and take the exit towards KA-Zentrum/Congress Center/Main Train Station. Follow Schwarzwaldstraße and Beiertheimer Allee to Karlstraße in the Südweststadt district.

By plane:
From FKB Karlsruhe Baden/Baden Airport: Take bus line 140 to Karlsruhe main train station. From there, take tram line 2 or 3 to Karlstor/Bundesgerichtshof (4 stops, approx. 5 minutes). The apartment building is on the right side, directly opposite the tram stop.

From FRA Frankfurt Main Airport: Take the ICE train from the airport to Karlsruhe Central Station (Karlsruhe Hauptbahnhof). From there, take tram line 2 or 3 to Karlstor/Bundesgerichtshof (4 stops, approx. 5 minutes). The apartment building is located on the right-hand side, directly opposite the tram stop.
